Repair

Fix it right — before small problems become big ones. Cracked, chipped, or deteriorating concrete doesn't always need full replacement. We assess the damage honestly and recommend the most cost-effective solution.

Honest Assessment Guarantee: If repair is the right solution, we'll tell you. If replacement is necessary, we'll tell you that too. We don't upsell.

Signs Your Concrete Needs Repair

Michigan's freeze-thaw cycles, road salt, and heavy use take a toll on concrete

Moderate to Severe

Cracking

Cracks wider than a hairline, especially if growing or shifted vertically, indicate structural movement.

Moderate

Spalling

Surface flaking, pitting, or popping off in chunks — usually caused by freeze-thaw cycles and salt damage.

Moderate

Scaling

The top layer peeling away, exposing aggregate beneath. Common after salt exposure without proper sealing.

Minor to Moderate

Corner Breaks

Edges and corners broken off from impact, settlement, or poor joint construction.

Minor

Joint Deterioration

Control joints widened or sealant failed, allowing water infiltration into the sub-base.

Severe

Exposed Reinforcement

Concrete deteriorated enough to reveal rebar or wire mesh — requires immediate attention.

Why Michigan Is Hard on Concrete

Michigan's climate is particularly hard on concrete. The constant cycle of freezing and thawing causes water to expand within the concrete matrix, creating internal pressure that leads to cracking, spalling, and surface deterioration.

Road salt and deicing chemicals accelerate this process by introducing chlorides that corrode reinforcement and break down the cement paste.

Not every concrete problem requires full replacement. Many issues — cracks, spalling, scaling, and minor settlement — can be effectively repaired at a fraction of the replacement cost. The key is addressing problems early, before water infiltration and continued freeze-thaw cycles turn a minor crack into a major structural failure.

When Lifting Is Needed: Foam vs. Mudjacking

If your concrete has settled, the repair method matters as much as the repair itself

Polyurethane Foam (What We Use)

Weighs just 2-4 lbs per cubic foot — like floating a boat on water. Once lifted, it stays lifted because you haven't added weight to already-weak soil.

  • Pushes into weak soil and strengthens it
  • Adds almost no weight to the sub-base
  • Spreads evenly beneath the slab — no new voids
  • 100% waterproof, won't erode or wash out
  • Tiny 5/8" holes — barely visible after patching
  • Cures in 15 minutes, lasts 20+ years
  • 3-year warranty on all lifting work

Mudjacking (Why We Don't)

Pumps 100-150 lbs per cubic foot of heavy cement slurry onto soil that already failed. It's cheaper upfront, but you'll pay again in 2-5 years.

  • Adds massive weight to already-weak soil
  • Concrete almost always settles back in 2-5 years
  • Doesn't address soil strength — the root cause
  • Slurry doesn't spread evenly, creates new voids
  • Large 1-2" holes are visible and unsightly
  • Slurry absorbs water and can erode over time
  • You end up paying twice for the same problem

What Our Customers Say

"Matt did a great job fixing my front step! My walkway had dropped off from the front step of my house. Matt was able to raise the walkway back up and reseal the area that broke off. It looks like new!"

Ryan Tierney

"Matt and team took our tipped concrete pads and tipped front stairs and righted them and made it all look great again. Great Job and pleased with the outcome."

Karen Ludwig

"They were timely, professional, and went above and beyond of not only what was expected, but what was asked. I had some wash out and they came and lifted and filled very quickly."

Concrete Repair FAQ

Can cracked concrete be repaired, or does it need replacement?

It depends on severity. Hairline and minor structural cracks can usually be repaired. Severely crumbled concrete with multiple wide cracks or significant settlement may need replacement. We assess during the free consultation.

How long do concrete repairs last?

When done properly with quality materials, concrete repairs can last many years. The key is addressing the root cause and using Michigan-rated repair materials.

Can you match the color of existing concrete?

We do our best, but exact color matching is difficult because concrete changes color as it ages. Repairs blend over time as they weather.

Is it worth repairing 20+ year old concrete?

If generally in good condition with isolated damage, yes. If showing widespread deterioration, replacement may be more cost-effective long-term.

Do you repair commercial concrete?

Yes. We handle both residential and commercial concrete repair projects.

Why don't you use mudjacking to lift settled concrete?

Mudjacking pumps 100-150 lbs per cubic foot of heavy cement slurry onto soil that already couldn't support your concrete. The slab settles back within 2-5 years because mudjacking doesn't address soil strength — it makes the problem worse by adding more weight. Our polyurethane foam weighs just 2-4 lbs per cubic foot and actually pushes into weak soil to strengthen it. It's like floating a boat — once it's floating, it won't sink.

Do you offer financing?

Yes. Up to 12 months same-as-cash and longer-term plans.
